210 11th Avenue, NYC

As a commerical property located in the NYC’s West Chelsea Historic District, the 11 story building required a facade inspection to comply with Local Law 11/98.  The preliminary inspection showed that repairs were needed, so plans and specfications were prepared and sent out to contractors to bid.

Being a landmarked property, JMAPLLC worked closely with Landmark Preservation Commission staff to secure the necessary approvals to be able to file plans with the Department of Buldings and obtain work permits.

Once the work was underway, periodic inspections were performed of the contractor’s work to verify quantities and details. Regular updates and meetings were provided to the owners.  After completion of the project, the LL11/98 report was filed with the Buildings Department.

1931 Mott Avenue, Far Rockaway

As a commerical property located in Queens, with ground floor retail and offices above, the owners decided it was time for a facade renovation. JMAPLLC utilized a Design-Build approach; handling both the design and construction aspects of this project shortened completion time and lowered costs.  JMAPLLC worked closely with the Small Business Services of NYC and the owners to create a uniform storefront design that would enhance the building’s aesthetics.

380 2nd Avenue, NYC

As a commerical property located in the Gramercy Park, the 10 story building underwent a facade restoration project. Plans and specfications were prepared and filed with the Department of Buildings.  After the bidding process and a contractor was selected, inspections were performed to direct the allowance of repairs prior to the job start.  While the work was ongoing, JMAPLLC also inspected the contractor’s work and verified quantities. Upon completion, the LL11/98 report was filed SAFE with the facades unit of the Buildings Department.
