Buildings that are over six stories tall are required to have a periodic inspection of the exterior walls and appurtenances performed by an engineer every five years, with a technical report filed with the NYC Department of Buildings that documents any conditions found. Whether a building requires regular maintenance or significant repairs, JMA works closely with property owners to assess and resolve their complex exterior facade problems.  After an initial investigation of the building’s exterior facades and history, plans and specifications are prepared and filed that outlines the scope of repair work for the elevations and roofs.

JMA assists owners in the bid process by preparing a list of qualified contractors, performing bid walkthroughs, handling RFIs, analyzing Contractor’s bids and providing recommendations in choosing contractors for each phase of work.  While repairs are ongoing, JMA performs periodic field inspections, and provides clients with updates and progress reports.  Once the project is completed, the Local Law Report is filed.
